The method, not a checklist

Most agents describe selling a home as a checklist: take photos, list it, wait. That's not a method, it's the minimum. A home doesn't sell for what it's worth. It sells for what the right buyer understood about it, and that understanding doesn't happen by accident.

I run every listing through four pillars: Equity, Presentation, Impact, Campaign. Not a theory, the actual sequence of decisions that separates a home that sits from one that moves. This page describes my general process, it's not legal, tax, or lending advice, and the specific terms of your sale are set in our written listing agreement.

Equity: where you actually stand

Before anything goes on the market, I build a real comparative market analysis from your specific neighborhood's recent sales, not a regional average and not an online algorithm that's never walked through your house. That number is where the real conversation starts.

Then I give you three honest pricing strategies, not one number:

  • Aggressive: list at the top of the comps to test the ceiling and attract competing offers. More upside, more risk if nothing bites in the first two weeks.
  • Market-matching: list at the realistic comp price for steady interest and a normal-timing sale. My default recommendation when the data doesn't clearly favor the other two.
  • Below-market: list under the comps on purpose to create fast competition. Works best on unusual properties or when speed matters more than top dollar.

I'll tell you which one I'd pick and why. You decide. I execute whichever one you choose exactly the same way, with the same effort.

Presentation: perception creates value

A buyer decides whether to click into your listing in about two seconds, usually on a phone. Professional photography and video on every listing is non-negotiable, not an upsell. I also write the listing copy to lead with what actually makes your home different, not a template full of adjectives that say nothing.

For homes that benefit from it, I'll talk through staging before photos, not after. The goal is a listing that looks like the best version of your home on day one, not a listing that gets re-shot three weeks in because the first round didn't land.

Impact: putting it in front of the right buyers

Listing on the MLS puts your home in a database. It doesn't put it in front of anyone specifically. I run targeted digital marketing built to reach buyers actively looking in your area and price range, not a generic boosted post hoping the algorithm does the work.

I also market bilingually when it's relevant to your property and area, English and Spanish, because cutting off half the buyer pool to save time is a bad trade for a seller trying to get the best price.

Campaign: you launch a home, you don't just list it

The first week on market is the week you never get back. I sequence a real launch: pre-market prep finished before the listing goes live, a coordinated first weekend, and a plan for how we respond depending on what the first week of activity actually shows us, more showings than offers, offers but low, or exactly what we expected.

From there: negotiation, inspection response strategy, and a clear path through closing. I give you weekly updates with real showing data, not vibes, so you always know exactly what's happening and why.
