Who this guide is for

This guide is for first-time buyers in Katy, Cypress, Hockley, Spring, or the Bear Creek area who want to understand the real process, including the parts about financing nobody explains well, before they start touring homes. If bad credit, thin savings, or self-employed income has you assuming you're not ready, read this first.

The buying process, step by step

It starts with a real look at your financing: credit, savings, income type, and whether you're pre-approved or need a lender connection first. This is the step most buyers skip or rush, and it's the one that matters most. Bad credit, no savings, or self-employed income doesn't disqualify you, it just means this conversation needs to be honest from the start.

From there, the search gets built around your real criteria, not every listing that technically fits your price range. When you tour a home, you should get an honest verdict, including "keep looking" when that's the right call. Once you find the right one, the offer gets built around what actually wins in the current market, then inspection, negotiation if needed, financing coordination, and closing.

Mistakes first-time buyers make

  • Assuming bad credit or no savings rules you out. It usually doesn't. The right lender and the right program matter more than you'd expect.
  • Touring homes before knowing what you actually qualify for. It's easy to fall for a house outside your real budget. Get the numbers first.
  • Working with the first lender you find online. Especially if you're self-employed or 1099, a lender who doesn't work with your income type regularly can say no when the real answer is yes.
  • Skipping a real home inspection to "win" a competitive offer. It can backfire expensively. There are smarter ways to make a competitive offer.
  • Not asking what happens after closing. Property taxes, insurance, maintenance, a good agent stays in the picture past the closing table.
