Living in Willis

Willis is about eight miles north of Conroe on I-45, at the quieter north end of Lake Conroe. Buyers come for gated lakeside communities, newer neighborhoods near the highway, and acreage that backs onto the Sam Houston National Forest. It is a smaller-town setting than most of the Houston suburbs.

Many Willis-area communities are served by Willis ISD, and the builders in the area say so on their own pages. As elsewhere, the district depends on the specific address, so I confirm zoning for each home.

How I serve Willis buyers and sellers

Willis is further out than most of my markets, so the question for many buyers is what they get for the longer drive. I will tell you honestly what you gain, such as more land, lake access, and often a lower entry price, and what you give up, which is time on I-45. I can also compare it with Conroe, Tomball, and New Caney so you see the real differences.

If your financing is complicated (bad credit, self-employed income, a VA loan, or limited savings), I will connect you with lenders who work with it. For sellers, I price from real sales in your specific community, because gated lake neighborhoods and acreage properties are different markets.

Willis neighborhoods and communities

Lexington Heights is a gated community with water views within the neighborhood and walking trails, built by national builders and zoned to Willis ISD, a few minutes from I-45.

Maplewood is a newer builder community near I-45 within Willis ISD. Availability changes quickly in new communities, so I check what is actually open before you plan around it.

Along the north end of Lake Conroe there are gated waterfront communities, and outside the subdivisions there are acreage tracts, including some backing up to the Sam Houston National Forest.

Willis acreage, lake homes, and what to check

Acreage and lake homes come with questions a standard subdivision does not. On acreage I check the water and septic setup, access, and restrictions on the parcel. On lake homes I check what lake access is included and the HOA rules. For any new community, I check which taxes apply, since special districts can add to the bill.

Getting around Willis

I-45 is the main route south through Conroe and The Woodlands toward Houston. Public guides put the drive to downtown Houston at roughly an hour, and more at rush hour. If you work in Houston, I suggest driving your real route at your real hour before you decide. If you work closer, in Conroe or The Woodlands, the picture can be very different.
